We design against what the lot allows, not against an idea in the air. If a feasibility study came first, the design starts from its conclusions: applicable setbacks, available lot coverage and the conditions to respect.
Project types
- ADU: attached or detached accessory unit, with its access, parking and utilities.
- Additions: ground-floor expansion or a second floor over existing structure.
- Conversions: garage, porch or non-habitable space turned into living area.
- Renovations: interior redistribution, kitchens, bathrooms and openings.
- New residential construction: single-family house on a vacant lot.
How we work
- Program and requirements: what you need, for whom and with what priorities.
- Space planning, checked against the lot's conditions.
- Compared options, with their implications for area, circulation and relative cost.
- Modeling and visualization so you understand the project before committing money.
- Organized design documentation, ready for the next stage.
Revisions are made with you until the proposal is approved. Only then does it make sense to move to sealed plans and permitting.
Images and renderings
The visualizations we deliver are conceptual images: they are there to help you decide, not to represent a built result. They are always labeled as such.
- Conceptual design and design documentation are developed by IronBlu Design LLC.
- Plans that require a professional signature and seal are prepared by independent licensed professionals, whom we coordinate in the next stage.
- The design is subject to adjustment after survey, verification of existing conditions and review by the authority having jurisdiction.
If you do not yet know what the property allows, start with the feasibility report and avoid redesigning later.
