Before you invest

What not knowing costs you.

Three situations that come up in our studies and that change the project once the money is already committed.

An old permit blocks the new one

An expired permit with no final inspection leaves the folio open. While it stays that way, the jurisdiction will not issue a new permit on that property: it has to be closed first.

We catch it in the study, before you invest in plans.

A flood map change can force you to elevate the house

If the property moves into a stricter flood zone and the work exceeds 50% of the value of the structure, it is treated as a substantial improvement and the whole house must meet the current standard.

We catch it in the study, before you invest in plans.

A setback or the accessory cap can rule out the ADU

The ADU you have in mind depends on the applicable setback, on the lot coverage still available and on the cap for accessory structures in the rear yard. If it does not fit, it does not fit.

We catch it in the study, before you invest in plans.

Process

Four stages. You decide at each one.

  1. STAGE 1
    Feasibility
We review the property using public records, your documentation and the available survey.
  2. STAGE 2
    Design
We develop the conceptual proposal and refine it with you until you approve it.
  3. STAGE 3
    Plans and permits
Licensed professionals prepare and seal the plans; we coordinate and handle the permit.
  4. STAGE 4
    Ready to build
Once the permit is issued, you hire construction with a licensed contractor of your choice.
Feasibility report

What the lot carries, what it allows and what it costs.

The report opens with a determination and then answers three questions, in the order in which things actually block a project.

  • A · ELIGIBILITY
    What does the property carry?
Open or expired permits, code enforcement cases, liens and taxes. If this does not clear, nothing else can be filed yet.
  • B · POTENTIAL
    What does the lot allow?
The constraint ladder: how many SF each rule allows — lot coverage, accessory structures, the 50% rule — and which one governs.
  • C · EXECUTION
What does it cost to file, and in what order?
The substantial improvement budget, fees with their effective date, an agency route with a responsible party per stage and the recommended immediate actions.

Fictional property and data. Code cited is real as of the date of review.

How much does it cost and how long does it take?

From $249, delivered in 5 days. If you then hire your design with us, it is credited.

What do I need to send?

The address or the folio number. If you have a survey or plans, even better.

Is it useful before buying a property?

Yes: order it during your due diligence, before you close.

Which counties do you work in?

Miami-Dade, Broward, Palm Beach and Monroe.

Who prepares the sealed plans?

Independent licensed professionals that we coordinate.
