These terms describe the engagement for the preliminary feasibility report of IronBlu Design LLC, 9555 SW 175th Terrace, Palmetto Bay, FL 33157.
What you are hiring
A preliminary PDF report on a property identified by its address or folio number, opening with a determination and continuing with the property's eligibility, the constraint ladder that shows how many SF each rule allows, the matrix by building type, the official fees of the jurisdiction and the recommended route with a responsible party per stage, citing each source consulted and its date.
Price, payment and turnaround
The report starts at $249. Turnaround is 5 business days from the moment we have your payment and the address or folio number. If the scope calls for a different price, it is agreed in writing before we start.
If you later hire your design with IronBlu Design LLC, the amount of the report is credited toward that project.
What we need from you
- The property address or folio number.
- The survey, plans and earlier permits, if you have them.
- Answers to the clarifications we ask for: the turnaround runs from the moment we can work.
Limits of the service
- It is not an official zoning determination or a permit approval. Approval rests solely with the authority having jurisdiction.
- It is not a survey, a title search, a home inspection or an appraisal.
- It is not architectural design or engineering: IronBlu Design LLC is not an architecture or engineering firm.
- It is not legal, financial or investment advice.
The report is based on public records and on the documentation you provide, as of the date of review stated for each source. Site conditions and records change, and some conditions require field verification, a survey or confirmation from the authority having jurisdiction.
Use of the report
The report is issued for you and for the property stated in it. You may share it with your advisors; it is not meant to be published or to let third parties make decisions without your context.
