A residential project passes through several hands: whoever designs, whoever signs and seals, whoever performs the survey, whoever reviews it at the municipality. The formula is simple: you deal with IronBlu Design, and we coordinate architecture, engineering and permitting with independent licensed professionals.
What we coordinate
- Plans signed and sealed by independent licensed professionals.
- Structural and MEP engineering when the scope requires it.
- An updated survey with a licensed surveyor.
- Additional studies or certifications required by the jurisdiction.
Permitting
- Assembling the application with the documentation the jurisdiction requires.
- Filing the building permit and tracking the process.
- Handling review comments and recirculating corrected documents.
- A single point of contact: you know what stage it is in and what is missing.
Who is responsible for what
- IronBlu Design LLC coordinates, documents and files. It is not an architecture or engineering firm.
- Regulated professional services are provided, reviewed and sealed by duly licensed independent professionals or firms.
- Final permit approval rests solely with the authority having jurisdiction.
- IronBlu Design LLC does not perform construction or general contracting: once the permit is issued, you hire a licensed contractor of your choice.
Jurisdictions
We work in Miami-Dade, Broward, Palm Beach and Monroe, in both unincorporated areas and municipalities. Each jurisdiction has its own code, its own fees and its own review process; the application is assembled for the one that applies.
If you do not yet have an approved design or clarity on what the lot allows, the recommended order is feasibility, then design, then plans and permits.
